How does this role, in a nutshell, deliver Extraordinary Coastal Experiences?. Efficiency in Reporting: The Open Nest team will have the ability to close each month on time. For fractional properties, quarterly statements will be made promptly accessible for examination. Within 20 days after the end of the month, monthly performance reports will be provided for review.

Owner Experience: Owners will be confident in the completeness and correctness of owner

statements.

Team Member Experience: Stakeholders feel heard in regard to their feedback/ input for Open Nest reporting and feel supported in your partnership.

KEY ACCOUNTABILITIES

Administrative Assistance

Be in charge of handling Open Nest invoices. By established accounting deadlines, enter invoices into Quick Books. If deadlines won't be reached, let the accounting department know. You may also want to share particular details in unusual circumstances.

Check the accuracy of the monthly financial statements. When numbers don't make sense, investigate further. Ask insightful questions to get to the bottom of disparities and make the necessary corrections, keeping important stakeholders informed both before and after you make changes.

Be responsible for handling work orders for Open Nest. Verify the accuracy of the work orders, and if required, follow up with the relevant team members. Once the job is done, close the work orders. Identify work orders that require attention and notify the necessary parties.

Own the management of Open Nest partners. Maintain open lines of communication with the necessary parties to ensure that subcontractors carry out the task we contracted them to perform in a way consistent with our standards, on time, and without interfering with Open Nest owners, visitors, or team members.

(Subcontractors may also be window installers, gutter cleaners, carpet cleaners, hot tub technicians, etc.)

Participate in Open Nest revenue management by routinely monitoring rates for the next six months and keeping an eye out for irregularities. Any issues should be brought up to the Open Nest GM and Revenue Specialist.

To appropriately deduct costs, keep track of all purchases and expenditures related to fractional properties.

Reconcile Online Travel Agent (OTA) bills to confirm that the bookings we made match what we are charged for. Make sure invoices are timely and accurately posted.

Make sure the amenities for the houses are properly configured using the Open Nest programme.

SUCCESS MEASURES

The finalized financials will allow ON Management to monitor business performance and make choices.

The 20th of the next month will mark the release of the month's final financial reports.

Quarterly reviews of fractional home statements will be possible.
